An architect in La Cañada Flintridge is usually designing around three things: a large lot, a protected oak and a hillside. The city's oak tree ordinance sets protected zones around mature coast live oaks, much of the city above Foothill Boulevard sits in a Very High Fire Hazard Severity Zone, and lots along the Arroyo and in Flintridge are steep. Verdugo Studio designs new custom homes, whole-house remodels and additions here, ten minutes from our Glendale studio.
What we watch for in La Cañada
- Oak protection. Building and grading near a protected oak needs an arborist report and, often, a permit. We draw the house around the tree; the La Cañada Courtyard House on this site is one example.
- Hillside and fire zone. Roof, vents, glazing and landscape all follow the fire-zone code north of Foothill.
- Scale. The city reviews floor area against lot size and looks closely at second stories on streets of single-story homes.
- Water. Large lots make rainwater capture worthwhile; several of our projects collect roof water for the landscape.
Projects
New homes on flat and sloped lots, second stories, kitchen and primary suite remodels, pool houses and ADUs.
Let's talk about your project.
A site visit is the first step. We walk the property, tell you what the lot allows, and give you a cost range before you commit to a fee.
Not sure the lot is buildable? Ask about a site feasibility review.
